Is Now a Good Time to Buy or Sell in London, Ontario?
Short answer: right now buyers have plenty of choice and room on price, and sellers need to price carefully. Here is what the numbers say, as of October 26, 2026.
Where the London market sits right now
These are London-wide figures from the MLS® System data behind this site, as of October 26, 2026:
- Median sold price: $545k over the last 30 days
- Sales: 328 homes sold in the last 30 days
- For sale: 2,326 active listings
- New listings: 876 in the last 30 days
- Days on market: 42 on average
- Sale-to-list: homes sold for 96.2% of their asking price on average
The current numbers are always on the London market report, and I post a fresh read every Monday in the weekly market updates.
What that means for buyers
With 2,326 homes for sale and 328 sales in the last 30 days, there are about 7.1 months of inventory. That's my math: active listings divided by the last 30 days of sales, as of October 26, 2026. For comparison, LSTAR reported 4.6 months of inventory for June 2026 (LSTAR, June 2026). Their method may differ from mine. Supply is higher now than that.
Sellers are adding faster than buyers are buying. 876 new listings came on in 30 days against 328 sales. That's about 2.7 new listings for every home that sold.
At 96.2% sale-to-list, the typical home is selling under asking. It's an average, though. A well-priced home in a busy area can still draw more than one offer.
At 42 days on market on average, most buyers have time to see a home and think it over.
What I'd do as a buyer right now: get pre-approved, then save a search for the areas you like so new listings come to you. Compare asking prices against what actually sold in that neighbourhood before you offer.
What that means for sellers
Price is doing most of the work. Buyers can see the same 2,326 listings you're competing with. A home priced off the area's recent sales gets seen. A home priced on hope sits, and a long days-on-market count makes buyers ask why.
Know your area's number, not just London's. Areas move differently. In the 90 days to October 26, 2026, Stoney Creek was the quickest of the areas with at least 10 sales, at 27 days on average over 38 sales. Fox Hollow was the slowest, at 98 days over 31 sales. See your area's figures on its neighbourhood page.

- May 2026 was the busiest month. It had the most sales (543), the highest median ($580k) and the fastest pace (33 days).
- The September 2026 median was $536k, down about 7.6% from May 2026.
- January 2026 was the quietest month, with 228 sales.
One caution: a monthly median moves with the mix of homes that sold that month, not only with values. Treat a single month as a signal, not a verdict.
So, is it a good time?
For a buyer with a stable job and a pre-approval, this market gives you choice, time and room on price. For a seller, it's still a working market, just not a forgiving one. Price it right from day one.
The best answer is the one for your street, not the city. I'd start here:
- Buying: save a search and get new listings as they hit.
- Selling: get your home's value.
- Watching an area: open any neighbourhood page and tap Follow. I'll send you that area's numbers as they change.
I update these figures every Monday. Next week's read will be in the weekly market update.
