Condo vs Freehold in London, Ontario: What Each Costs Right Now
By Colin Abbot, Broker, Abbot Real Estate Advisors. Updated
The by-type figures aren't in our weekly snapshot of November 2, 2026, so this guide leaves out the numbers for now. The London-wide figures are on the market report. The questions below don't depend on them.
Freehold vs condo: the questions I'd ask
The price is only part of it. Before you choose, ask:
- What's the monthly fee, and what does it cover? A condo fee is a cost a freehold owner doesn't pay, but it may cover things a freehold owner pays for separately. Compare the full monthly cost, not just the purchase price.
- What's the condo corporation's financial health? Ask your lawyer to review the condo documents before your offer goes firm.
- How long do you plan to stay? If you might sell within a few years, how quickly that type of home has been selling matters.
- Do you want the yard and the upkeep? Freehold means the roof, the driveway and the snow are yours.
Where each type is for sale
Pick the type, then save a search so new listings come straight to you. If you already own and you're weighing a move up or down, start with what your home is worth.

Frequently asked questions
What should I ask before buying a condo instead of a freehold home?
Ask what the monthly fee is and what it covers, have your lawyer review the condo corporation's documents and financial health before your offer goes firm, think about how long you plan to stay, and decide whether you want the yard and upkeep that come with freehold.
